MOLD REMOVAL SERVICES NYC
Licensed mold remediation for NYC apartments, homes, and commercial buildings, done to ANSI/IICRC S520 standards.
Found mold after a leak, or got an HPD violation? Our licensed technicians contain it, remove it, and track down the moisture source behind it. 24/7 emergency response and free assessments.
Over 20 Years of Experience

Mold usually shows up after water does: a leaking pipe inside a wall, a roof leak, a failed appliance, or a bathroom with poor ventilation. In older NYC buildings with shared walls and aging plumbing, it can spread behind surfaces long before anyone sees it.
Some types of mold can cause respiratory issues, allergic reactions, and asthma episodes, particularly in children, older adults, and people with compromised immune systems. Airborne spores can also travel through a building’s ventilation system, which is why containment matters as much as removal.
Wiping visible mold off a wall doesn’t remove it from porous materials, and it does nothing about the moisture feeding it. Professional remediation handles both.
We start by finding the moisture source, whether it’s a hidden pipe leak, a roof issue, or poor ventilation. Then we contain the affected area, remove mold-damaged building materials, and clean and treat everything that remains.
Our licensed technicians use plastic sheeting containment, negative air filtration with HEPA air scrubbers, HEPA vacuuming, and EPA-registered anti-microbial treatments to keep spores from spreading into clean areas of your property.
Every project follows the ANSI/IICRC S520 Standard for Professional Mold Remediation, EPA guidelines, and NYC Department of Health guidelines.

No vague timelines and no surprises. Here’s what happens from your first call to the final report.
Same-Day Assessment
A licensed technician visits your property, often the same day, to inspect the affected areas, check moisture levels, and find the source. If it isn’t mold, or you don’t need professional remediation, we’ll tell you.
Clear, Upfront Estimate
Before any work starts, you get a written estimate covering the scope, the containment plan, and the timeline. For insurance claims, we document the damage for your insurer.
Containment and Removal
We isolate the work area, run HEPA air scrubbers, remove mold-damaged materials like drywall, insulation, and ceiling tiles, then HEPA vacuum and treat every affected surface.
Drying, Reporting, and Prevention
We dry the area, monitor moisture levels, and provide post-remediation documentation with recommendations to help keep mold from coming back. On projects over 10 square feet, final clearance is done by an independent licensed mold assessor, as New York law requires.
Remediation is finished when your property is dry, documented, and ready to use again.
A Cleaner, Drier Space
Mold-damaged materials are removed, surfaces are cleaned and treated, and the moisture source is identified so you know exactly what needs fixing.
Work Planned Around You
We scope the job before it starts, so you know how long it will take and whether you’ll need to stay elsewhere. In small apartments, we’ll tell you honestly when it’s better to stay out until the work is complete.
Documentation That Holds Up
You get post-remediation reporting for landlords, property managers, insurers, and HPD violation records. And on larger projects, independent clearance means the company that did the work isn’t the one grading it.
We serve all five boroughs, Westchester County, Nassau County, New Jersey, and Connecticut.

If you manage a residential or commercial building in New York City, mold complaints come with deadlines. HPD mold violations carry set cure periods, and the most serious class, Class C, must be corrected within 21 days.
We respond quickly, scope the work, contain the affected area, and complete remediation to ANSI/IICRC S520 standards. You get the documentation you need for HPD, your tenants, your insurer, and your own records.
We work with property management companies, co-op and condo boards, landlords, and commercial facility managers across all five boroughs and the surrounding Tri-State Area.
Dry Ease is family-owned and led by owner Rob Gershman, who brings over 20 years of experience in mold remediation and water damage restoration. We’ve served more than 50,000 families, property managers, and building owners across the New York area.
Here’s what a few of them had to say.
“This mold removal company found my water immediately and I was on my way to solving this puzzle in my kitchen ceiling that persisted for over a year. I had a smell that I could understand and with moisture meters and testers, Dry Ease found the leak and removed the black mold in my kitchen chute.”
Riley Rivera
“Dry Ease helped wonderfully to complete a full mold removal in my apartment. Highly recommended. They were fast and professional.”

If you’re comparing mold removal services in NYC, here’s what sets us apart.
For a small area, sometimes. But under New York State Labor Law Article 32, mold remediation on projects larger than 10 square feet must be done by a licensed mold remediation contractor. Wiping mold with bleach also doesn’t remove it from porous materials like drywall, and it doesn’t fix the moisture source, so it often comes back.
The level of containment and protection required depends on the size of the affected area. These protocol levels are based on NYC Department of Health guidelines, and all of our work follows the ANSI/IICRC S520 standard.
Level 1: 10 sq. ft. or less
Small isolated area. Minimal containment, respiratory protection recommended.
Level 2: 10 to 30 sq. ft.
Mid-sized area. Plastic sheeting containment, dust suppression, HEPA vacuuming of work area.
Level 3: 30 to 100 sq. ft.
Large area. Full containment, sealed ventilation, HEPA vacuuming, environmental health oversight recommended.
Level 4: More than 100 sq. ft.
Extensive area (contiguous). Complete isolation of the work area, negative air pressure with HEPA filtration, airlocks and a decontamination area, full-face respirators and full protective clothing, and oversight by a health and safety professional.
Cost depends on the size of the affected area, the building materials involved, how easy the area is to reach, and whether the moisture source has been fixed. Every project starts with a free assessment and a written estimate before any work begins. For typical price ranges, see our NYC mold remediation cost guide.
It depends on the scope. A small contained area (under 10 square feet) may take a day. Larger projects involving multiple rooms, full containment, and structural drying can take several days to a week or more. Your assessment will include a timeline estimate.
Don’t let mold put your property or the people in it at risk for another day. Join the more than 50,000 families, property managers, and building owners across the New York area who have trusted Dry Ease.
